Does this calculator affect my credit?
No. This page performs only illustrative math and saves your project request. Secure prequalification uses a soft inquiry with no score impact. A hard inquiry may occur if you later accept and formally apply for a lender offer.
Are the monthly payments guaranteed?
No. The range uses standard amortization at 7.99%–14.99% APR for the selected term. Actual approval, APR, fees, loan amount, and term depend on the lender and applicant qualifications.
Can Owner-Builders use this process?
Yes, subject to project review and a separate written consulting agreement. Supreme Pro may prepare a realistic bid, review the property, and coordinate financing documents. If Supreme Pro is not hired for construction, an Owner-Builder consulting charge may apply.
What does the rent comparison mean?
It compares the estimated project payment with HUD’s FY 2026 Fair Market Rent benchmark for the address county and bedroom count. It is a planning tool—not a rent appraisal, operating statement, or promise of rental income.
Who makes the loan decision?
Participating lenders make credit decisions. Supreme Pro Builders is the contractor, is not a lender, and does not make credit decisions.
